It's 2.35 acres in Golden Valley, out in the Arizona high desert, in the Golden Valley Ranchos subdivision. Flat, open country sitting around 2,560 feet, with a shallow wash that crosses it and stays dry except after a storm. It is not in a flood zone. Stand on it and there's open ground on every side and high desert mountains out on the horizon, the kind of quiet the suburbs forgot how to make. Zoned Agricultural-Residential, so once it's yours, you can put up a house, a manufactured home built after June 1976, or a tiny home, and make the place whatever you've been picturing.
Now the things you want to know going in.
Getting to it takes some work, and we'd rather you heard that from us standing up than found it out later. Right now the lot fronts undeveloped dirt. Clear about 1,600 feet of it with a rented tractor and you're connected to Cerbat Drive, and from Cerbat the road is already cut through to S Garnet Road, which the county maintains and grades. That one stretch of work is the whole difference between a raw lot and a lot you can drive home to. Cerbat is also where the power runs, poles already along it, so bringing service in means extending the line from there, which is why plenty of folks out here run solar and skip it. Walk the ground yourself before you buy. We'll tell you the same thing on the phone.
Water comes the way it comes for everyone out here, hauled in and stored in a cistern, because the wells run deep and cost a fortune. And one straight answer that tells you what kind of company we are. On payments, you put in a septic and move onto the land once it's paid off and the deed is in your name, because a financed deal is a purchase, not a rental, and the ground stays vacant until then. Pay cash and it's yours to use the day it records. Either way, we won't pretend you can do something you can't.
The cash price is $7,650. On payments it's $400 to get started, your $150 down plus the $250 document fee, then $169.44 a month, everything in, taxes and fees included, no interest, ever. There's a six-month same-as-cash window too. Put $7,650 in principal in within six months and the cash price is all you pay, no markup. Your down and the principal in each payment count toward it, and most folks close the gap with a lump sum on top of the monthly. After six months the $11,700 financed total is set, and you can still pay it off early with no penalty, it just won't drop that number.
On paper, three signed contracts hold both of us to the deal from the first day, with your name on them, real and binding. When the last payment clears, the warranty deed goes on record in your name, the strongest deed there is.
