Land Description
Kincer Road Ranch
Property Overview: This exceptional 426± acre tract in Fort Bend County presents a rare opportunity to acquire a large, contiguous recreational property with outstanding wildlife habitat, mature timber, and excellent accessibility. Located along Kincer Road, the property offers approximately 3,000 feet of frontage on a well-maintained paved county roadway, providing convenient access while maintaining a secluded and private setting.
Recreational & Hunting Features: A true sportsman's paradise, this property has remained largely untouched and unhunted for many years, creating an ideal environment for abundant wildlife. The dense timber and thick native underbrush provide excellent cover and bedding areas for white-tailed deer and wild hogs, making the ranch an exceptional hunting property.
The southern boundary is defined by both Turkey Creek and Cow Creek, enhancing the property's natural beauty while serving as a valuable water source and wildlife corridor. The combination of creek frontage, mature timber, and dense vegetation creates outstanding habitat conditions for a wide variety of native Texas wildlife.
Timber & Natural Habitat: The ranch is heavily wooded with a variety of native Texas hardwood species. The mature forest canopy and extensive understory vegetation reflect decades of limited disturbance, resulting in a rich and diverse ecosystem rarely found in today's market.
The property lies within the floodplain, a characteristic that has contributed significantly to the development and preservation of the property's dense timber stands and thriving wildlife habitat. These natural features make the ranch particularly attractive for recreational use, hunting, conservation, and long-term land stewardship.
Improvements: The property is offered in its natural, unimproved state, allowing a new owner the flexibility to develop the ranch according to their specific vision and recreational objectives. Existing improvements are minimal, preserving the property's natural character. Fencing is present along the Kincer Road frontage.
