Land Description

Located approximately 8 miles west of Kaycee, Wyoming, on the tree lined banks of the North Fork of the Powder River and nestled at the base of Wyoming's majestic Bighorn Mountains, Pass Creek Ranch encompasses a striking diversity of landscapes that combine both agricultural productivity and exceptional recreational appeal. The ranch consists of 4,389± total acres, comprises of 3,231± deeded acres, 680± State of Wyoming lease acres and 478± BLM acres. A defining feature of the Ranch is its abundance of live water and valuable water rights. Pass Creek Ranch benefits from extensive water rights including territorial rights from the North Fork of the Powder River as well as rights from Pass Creek and the Dull Knife Reservoir system, supporting approximately 473± pivot and 85± flood irrigated acres of hay ground which are enhanced by the four center pivots. The City of Kaycee supplies the headquarters and an extensive water line system that includes a 10,000-Gallon storage tank and approximately 14 tire tanks for domestic and stock water. The headquarters feature a 3-bed, 2-bath home built in 2017 that has many upgrades. In addition, there is a 1,200 sq. ft manufactured home built in 1970, two sets of corrals, and support buildings typical for the ranching operation. Historically, the ranch has supported approximately 175 cow/calf pairs on a year-round basis. Located in Hunt Area 34, the ranch is situated in a region known for supporting some of the largest elk herds in eastern Wyoming. Additional wildlife commonly found on the property includes antelope, wild turkey, coyotes, upland game birds, and occasional mountain lions. From the banks of the Pass Creek Reservoir or the meadows on the river bottoms or the vistas of the pasture land there are sweeping views of the Bighorn Mountains which serve as a dramatic backdrop throughout the property.
