Roads & Access: The subject property is located along Zion View, which is identified on some maps as W. Grizzly Lane. While the roads in this subdivision begin at the highway as graded dirt and gravel, by the time you reach the subject property the road conditions are more that of a two-track dirt road. And while these roads may look easy to navigate, our photographer assures us that anyone visiting the property should take a larger truck or off-road capable vehicle. This is particularly true in inclement weather such as snow or rain, neither of which is uncommon here.
Roads & Access, Cont'd: Road access within this region is typically seasonal (generally from April to November) as the Kane County Road Department does not maintain all roads during winter months. Because of this fact, many locals rely on snowmobiles or other tracked vehicles to get around. This appears to be especially true of Navajo Lake Estates which may only be accessible during winter months with such a vehicle.
That said, this appears to align perfectly with how most people use their properties here, as RV getaways, cabin sites or seasonal basecamps during summer and early fall.
Power & Utilities: Navajo Lake Estates has neither residential power lines nor underground utilities and all the developed home sites in this region rely on solar panels or other alternative energy sources. Anyone looking to develop land here should plan accordingly.
Wells & Water Table Depth: Due to the water-rich nature of this region, most locals rely on several year ‘round springs that provide free water to landowners in the surrounding rural residential subdivisions. In fact, these springs have been set up with an elevated pipe for easy filling of truck-mounted water tanks. Because of this, it is far more common for residents of this region to rely on water tanks and not wells. In conversation with one of the local homeowners, our Photographer was told as much. Covenants, Conditions & Restrictions: When Navajo Lake Estates was first subdivided, the developer drew up a set of covenants and restrictions to run with the land. While documents like this will typically enumerate acceptable types of structures, minimum square footage for those structures, timelines for building as well as how long, if at all, a property can be used recreationally, this document neither addresses nor prohibits any of those things. And between the fact that it is remarkably lite on detail, and scheduled its own provisions to sunset within 25 years (in what would be the late 1980'S) it's questionable any of these covenants still apply or are being enforced. That said, in the interest of full disclosure, we have included them here.
RV Use: Given the seasonal nature of land use in this area, combined with the high degree of tourism to the region, Kane County has made regulations for RV Use far more accommodating than what you find in most jurisdictions. This is the case with most of the local rural residential subdivisions in this region.
RV Use, Short Term: If your RV stay is less than 14 consecutive days, standard utility and setback rules are largely waived. For stays up to six months, you must meet the following baseline standards: First, The RV cannot be occupied for more than six consecutive months in a calendar year; Next, the RV must be connected to a water system and approved onsite septic; Next, the RV must comply with zone-specific property setbacks; Finally, the RV must remain road-ready and licensed.
RV Use, Long Term: If your plan is to live in the RV for longer than six months or during the construction of a permanent home site, you must secure a temporary permit from the Land Use Authority and have a building permit. Said building permit must be issued and active before a temporary RV permit will be granted.

Topography: The subject property has a gentle slope rising from its southern boundary along Zion View Road to its highest point along its back or northern boundary. It is from this position where you will enjoy unobstructed views of the surrounding mountains, the nearby pink cliffs and even peekaboo views of Zion National Park.
Trees: The subject property is a wooded lot featuring mature Pine Trees with plenty of cut-out areas which can be used for parking, camping or building. While the property currently has a number of downed trees, it's nothing unusual for the area, and there are plenty of local vendors who advertise in this region to help with hauling and removal.
Navajo Lake: The nearby Navajo Lake features fishing, boating and kayaking. Boat rentals and even lodging are available at the nearby Navajo Lake Lodge. The lake itself is populated with brook, rainbow and splake trout as well as a dense population of what's referred to as "Utah chub" all of which should be able to provide hours of enjoyment for the fisherman in the family.
Dixie National Forest Attractions: Aside from the aforementioned National Parks which sit within easy driving distance of the subject property, the Dixie National Forest is home to a number of additional attractions including the Navajo Lake Loop Trail, the Virgin River Rim Trail, Cascade Falls, the Ice Caves as well as countless other trails and overlooks. Climate: Set amongst the higher elevations of the Markagunt Plateau, this region is known for its refreshing alpine air and average temperatures between 15-20 degrees cooler than nearby St. George, Mesquite and Las Vegas.
