Wescott Ranch
52326 Us Hwy 40 : Hot Sulphur Springs, CO 80451
Grand County, Colorado
Land Description
In the mountains of Middle Park Colorado, Wescott Ranch reaches from the banks of the cottonwood-lined Colorado River up through the silvery sage meadows, and it tops out with mountain sides of coniferous pines and aspen trees. The ranch is cradled by public land on three high sides and funnels down from these public land expanses into the creek bottom and pond that ultimately drain to the Colorado River. Also funneling onto the ranch are some of Colorado's most coveted game species including elk, mule deer, moose and grouse. An average fall day on the ranch starts on the west's famed Colorado River fly fishing. It continues by walking some of the many roads on the ranch while wingshooting and finishes with an evening big game hunt. In every season, the property draws you outside. In winter, step out your door to ice skate, snowmobile with access to over 1,000 miles of trails throughout Grand County, or set a track on Nordic skis, with potential for backcountry access through open ground and quiet timber on the property. Whether staying close to home or venturing further, proximity to Winter Park, Steamboat, and the I-70 corridor keeps a wide range of ski terrain within reach. Despite its wild and private characteristics, it's located only 20 minutes from the town of Granby and its conveniences including grocery stores, restaurants, 24-hour emergency care and K-12 public schools. An hour drive's radius scores the ranch owner the world class ski resorts of Winter Park and Steamboat, Rocky Mountain National Park and McElroy Field in Kremmling capable of accommodating equipment up to the light business jet ARC B-11 designation. The City of Denver, its international airport and Level 1 trauma facilities are only a two-hour drive from the ranch. Taking in views of river side hay meadows, the Colorado River, the 14,000-Foot peaks of the Continental Divide and stands of Aspen trees is a five-bedroom, four bath log lodge, which underwent a complete renovation down to the studs in 2025. The lodge is fully powered by a Tesla solar roof, new lithium-ion batteries and is served by a new water filtration system and a brand-new septic system. Most systems in the lodge can be monitored and controlled from your smart phone. Approximately 300 yards south of the main lodge, a winding gravel road leads through a stand of aspen trees to two Jack and Jill rustic sleeping cabins. In the fall, the yellow brick road of Aspen leaves guides you to them. These two tributes to simpler times expand the ranch's total guest capacity and are ideal for summertime enjoyment. The cabins are slated for practical and tasteful renovations in 2026. Improvements will focus on foundations, plumbing, heating, and electrical systems. The kitchens and bathrooms will also be fully updated with new cabinetry and appliances, balancing modern comfort with their rustic character. Wescott Ranch's proximity to Denver and nearby conveniences for the family, diverse game pursuits including trophy trout and elk are what place it firmly into a limited and coveted class of ranches that are simply not available for purchase very often.
